115 acre farm for sale near Bantry Co Cork

There is sure to be a good deal of interest in a West Cork farm currently for sale with Clonakilty-based auctioneers Hodnett Forde Property Services.

The non-residential 115-acre holding is located in the Mealagh Valley, approximately 8km east of the town of Bantry, in the townland of Glenbanoo Upper.img]

It’s an area of outstanding natural beauty, arguably West Cork’s best-kept secret, with its rolling hills, lively farming community, and stunning views along the valley floor towards Bantry Bay.

The Mealagh Valley is a fertile stretch of land where a number of landmark farmsteads have been established over the years and this particular holding — which is part of a larger holding — is a well-known example of the high level of farming enterprise in the locality.

Large farms such as this one are rare to appear on the market in this area, which will only add to the general level of interest in the sale of this property.

According to selling agent John Hodnett, it’s a bit early to predict the level of interest just yet.

One thing that is clear, however, is that there are no plans to put the farm up for public auction; this property will be sold by private treaty.

It moved from dairying to beef production some years ago.

“Up to about ten years ago, this was operating as a dairy farm enterprise,” says John, “and it has been operating as a drystock farm for the past decade.

The 115 acres are part of a larger farm holding, and the owner is going into semi-retirement, hence his reason for selling. The land has been well farmed down through the years

“It is securely fenced, and divided by secondary tarred country roads.

“All the fields are in pasture, and there is a central farm roadway going through the middle of the land.”

While the farm is being offered in one lot, it may also be purchased as a number of separate lots.

John Hodnett says that the following suggested lots are offered.

“Lot One would be approximately 41 acres adjacent to the farmyard. Lot Two would be a 39-acre holding, and Lot Three is a 34-acre parcel across the road.”

According to the agent, the farm comes with a selection of good-quality farm buildings.

These include a cubicle house with easy-feed and scraper systems, and accommodation for approximately 20 cattle.

Another cubicle house can accommodate 30 cattle and has scrapers.

There’s also a weanling house for 40 weanlings, with cubicles and easy-feed.

The slurry tank can hold around 40,000 gallons, according to the selling agents.

“There are also two open silos, a slatted house for 50 cattle, and a lofted milking parlour which is currently not in use, a machinery shed, and a lean-to.”

The farm comes with approximately 43 entitlements.

These are worth about €7,500 per annum, which rises to €10,800 with greening premiums.

“We’ve had this farm on the market for four or five days, and we’ve had a number of calls already,” says John.

“We’re guiding it at around €8,000 to €9,000 per acre.”

This is a reasonable expectation, and it would be very much in keeping with good quality grassland in the area.

Indeed, last September, a 26-acre holding with similar quality attributes had a price guide in the same region.

It too had excellent roadside access, and was located nearby, in the townland of Skahanagh More.

However, this piece of land now hitting the market is the largest single holding to come to the market locally in quite a while.

It remains to be seen whether the entire farm or the suggested lots will be the more attractive in the current marketplace. If recent trends are anything to go by, the rarity and economic scale of a larger holding will probably see this farm go in one lot.
